Eligibility:
- Detail-oriented with an interest in property title investigation and legal due diligence
- Ability to conduct legal research and handle property-related documentation
- Experience in title searches or property law-related work is preferred
Key Responsibilities:
- Prepare, review, and quality-check Title Search Reports (TSRs), Title Investigation Reports (TIRs), and legal opinions relating to immovable properties
- Conduct title due diligence and assess legal risks for banks, financial institutions, NBFCs, and ARCs
- Review NPA accounts, security documents, and enforcement proceedings under SARFAESI, IBC, and RDB laws
- Visit Sub-Registrar offices, revenue departments, municipal authorities, and other government offices to obtain property-related records
- Collect and compile revenue records, encumbrance certificates, mutation entries, and other title documents
- Draft legal opinions, notices, advisory notes, and transaction-related documents
- Verify ownership history, survey details, encumbrances, and other property records against official documents
- Maintain physical and digital records, track pending requests, and coordinate document retrieval with relevant stakeholders
